THE ANSWER (scroll down to view):

Build a “granny” unit. Most cities and counties not only allow you to build a granny unit but even encourage it. In California, state law requires that municipalities permit them as an answer to affordable housing problems. A granny unit can allow you to live in comfort while you rent out a home you have outgrown. It can provide temporary housing for other family members or a care taker. Or it can provide a regular rental income.

Granny units must meet existing building codes and setbacks, but are very affordable even so. Sizes allowed can vary from 620 sq. ft. to 1200 sq. ft. We have designs that can fit into any existing limits or can help you design one that will suit you.

Home equity loans on your existing house or even a reverse mortgage can finance the construction. These low cost small homes can help families through difficult times.
