1. What is a packaged home?

Our packaged homes are the framing of your home – the shell. The walls and roof trusses are put together in a factory under ideal conditions and shipped flat to your building site. These are regular, standard construction homes, not a manufactured or trailer home.

 

2. What is the advantage of using a packaged home?

It is a cost effective and time efficient way to get a custom quality home at tract home prices. The ideal factory conditions make the construction a higher quality than stick built homes and framing takes a much shorter time to complete, making the “weather window” for construction less important. There is less waste at the site and your neighbors deal with a “construction zone” for much less time.

 

3. Can I do some of the work?

You are in control of your degree of involvement. The packages can be put together by the owner-builder or you can act as your own general contractor and hire sub-contractors of your choice, or you can have a contractor provide turn-key service.

 

4. What comes with the package?

The package consists of your exterior walls and siding, windows installed, exterior doors, roof trusses, roof sheathing, second floor systems, and all the hardware needed to put it together and meet all building code standards. Interior walls are roughed out with all the proper headers for doors and closets. Once the package is together you have a secure, lockable shell built to the highest building standards.

 

5. How long does it take to put up one of your packaged homes?

When delivered to your foundation or subfloor, the walls can go up in a couple days. Two story houses take a little longer because the second floor system has to be put together. If the siding is vertical it can be installed at the factory but if it is lap siding then it will take a little longer to put on at the site. From delivery to move in four months is a good estimate. It can take longer to get a permit than to put up the house.

 

6. How long does it take to get delivered?

Depending on the size of the project and the volume of business it can take from 4 – 8 weeks.

 

7. Who gets the permits?

You can obtain your own building permits or we can do it for you at moderate cost.

 

8. What about financing?

We do not offer financing, but we can refer you to experienced loan experts who can help you find the right financial package.

 

9. What does it cost to finish the house?

This depends on the complexity of the project. Once you have decided on a design we can estimate what it would cost to finish it out using a program that is updated monthly using a state wide average. The cost will be broken out three ways: if you hire a general contractor to turn-key it, if you act as your own general contractor and oversee the hiring of sub-contractors, and if you do all the work yourself. This gives you an excellent budgeting, and loan tool.

 

10. Can I change your plans or use someone else’s plans?

We can modify our standard plans and we can work with custom plans.

 

11. What about shipping costs?

Shipping costs depend on the size of the package, thereby the number of trucks, and where you are located. If you have a difficult access you may have to rent smaller trucks to shuttle the package in from a staging area.
